STEP 1Getting Yourself Approved

Thanks for your interest in working with Hard Money Mike for your flip and or bridge lending needs.

At Hard Money Mike it is our mission to form a partnership with good quality people and help them profit now and in the future.

Being approved gives you power in the negotiation process. We all have heard the true statement that the money is made on the buy side. A seller willing to take less is looking for a strong borrower ready and willing to close fast. At Hard Money Mike you can rest assured that we will be are a reliable partner for you funding needs.

Once you’re approved with us you have that power in your hands to negotiate profitable deals.

You do not need a property in mind or under contract to be approved.

The faster you’re approved the faster you can start looking.

TO START THE PROCESS WE WILL NEED YOU TO FORWARD US THE FOLLOWING:

  1. Hard Money Mike personal financial form completed, signed and returned. If you’re super busy and can’t find the time to fill it our please let us know and we can complete it over the phone with you and send it to you for review and signature.
  2. Your current BIO. A short narrative of your work history and projects you have successfully completed
  3. Your last filled tax returned. We will need this for our file and compliance. Must be from one of the prior two tax years.
  4. A current credit report. You can obtain a free report that will not affect you credit at sites such as www.annualcreditreport.com and www.creditkarma.com
  5. Your target market and price. Where you will be buying and what is your ideal price point (entry level, mid or high end).
  6. Your company info. What is your company name you will be transacting business in? We will also need your operating agreement and authorization to sign for the entity.

PLEASE RETURN ALL DOCUMENTS USING  A SECURED EMAIL SERVICE. WE USE WWW.SENDINC.COM BUT YOU CAN USE ANY YOU FEEL SAFE SENDING THE SENSITIVE DOCUMENTATION.

After we receive all the information we will review, complete a back ground check (at our expense) and get back to you within 24 hours (during the working week).

You will receive an approval letter from us to use with your offers.

You are now approved but we will still need to verify all the information for each property prior to loan commitment. Our main focus on the property will be value and work to be completed.
